Depends on your location, I think. When I didn’t live in the same state as my rental I had a manager and it worked out well.
But you (or an agent) will need to set eyes on your property once in a while to ensure it's being maintained or at a minimum, not trashed).
if they're onsite for you then yes, if they aren't then prob not.
Dealing with every issue/complaint from short term rentals def would be a lot vs a long term rental is less

Spoke to three property managers all who wanted 10% of rent + 1 month of rent if they placed a tenant.
I took pictures of the unit myself, put on FB and zillow (free) and within 12 hours had 20 applicants. Filtered them, found a mutual fit and put them in the unit.
Any issue they have I just text a handy man who goes out and fixes it.

Recommendation of a friend in the industry. I also worked with him a bit to fix a few things around the house before it was rented so was comfortable using him.

If you can find someone who can be your trusted boots on the ground if you need someone there, you’re fine. There’s tons of great solutions to vet potential tenants, source tradesmen, and handle the occasional issue that might pop up. But if you’re buying a vacant place, you’ll need someone to hold an open house or host walk thrus, hand off keys to tenants, add or remove a lock box, etc… if your realtor is used to working with out of state investors, they might do it as part of the package they offer, or they might have someone you can hire. You don’t want to just leave a lockbox outside of a house once you have tenants, but if you need to add one quickly, having someone in the area you can trust to do it is important.
Thanks for the advice! Any reason why I shouldn’t list the rental myself instead of going through a realtor?
