Hi All, newbie here to real estate investing. I have a primary with about $180k in equity and want to A) Get a larger primary in about 12 months and B) Acquire a cash flowing rental asap. Would you try to cash out refi and buy an investment property now; cash out and rent out your current place and buy a new primary or sell your current place and try to get buy a small investment and a new primary?

I see for many people the designation has changed but for me it's not. I was under the impression that the promotion happens after the mid year discussion or after the year end discussion.

Any advice for asking for almost a 30-35% raise. I recently got an Office Manager position and I wanted to renegotiate my pay. It's a brand new location with branches nationwide. So for a few months I had to do everything myself since I was the only one in the office at this location. I did extremely well and everyone's told me I've been doing a great job. Hi, I got an offer letter from oracle as software engineer. Offered package was 17.91LPA including pf (17 fixed )

My YOE: 3.6.

CCTC: 10.5

Tech Stack: Java, Spring Boot, Microservices.

I already have an offer of 19LPA(16 fixed + pf + 2.4 variable + 2 JB).

Can i show this to oracle to revise my compensation?? will they consider it??
