It’s unlikely that rates will increase. I would wait as long as possible to lock.
We just got our 60 day close date today. Started shopping today and will likely lock in within 2 weeks. Probably wait it out as most lenders do 55-60 day no fee lock. If you’re going through a builder, they can do up to 120 days lock without a fee. As for rates coming down, last 2 weeks have been crazy from an economic data standpoint and your guess is good as mine and the Fed’s too to an extent.
It is unlikely rates will go down this year. 2025 would be a better year
But will it go up?
Rates will go down to 0 by December. Otherwise most of us won't be able to pay our mortgages
Highly doubt that.
