Expecting to close in November on a new build. When should I start locking my interest rate? Any chance the fed might actually come through with lowering the interest? Should I wait till after the summer to lock in? Any advice greatly appreciated!

We just got our 60 day close date today. Started shopping today and will likely lock in within 2 weeks. Probably wait it out as most lenders do 55-60 day no fee lock. If you’re going through a builder, they can do up to 120 days lock without a fee. As for rates coming down, last 2 weeks have been crazy from an economic data standpoint and your guess is good as mine and the Fed’s too to an extent.

It is unlikely rates will go down this year. 2025 would be a better year

What is a simple way to explain to my boyfriend that investing in equity with an expected return of 10% is better than paying off debt that is growing at a rate of 6%. He has student loans and is adamant that he wants to pay all of them off immediately before saving any retirement money. Whats the biggest tip you have for FIRE?

For me, I think “pay yourself first” is the most important. It forces me to save money first so I wouldn’t need to worry about making a budget for expenses, since I can see how much “disposable” money I have to spend.

I just started this recently. Each month, I allocate $1k of my pay to my brokerage acct and $1k to HYSA (to buy property). I max out 401k and do backdoor roth. And save all my bonus. So each yr, it’s around 70k: 24k + 20k + 6k + 20k bonus.

We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!

Went into a multi family property 50/50 with a relative against my gut. Things are going horrible. Need to get out. Best options? Buy him out? He invested maybe 4-5K in time (demolition work) and 2K in cash. I’ve managed the whole thing for 9 months. 10% of gross rents (as a management fee) would be about the same (6-7K)). Bought at low in market just after COVID hit. I want to keep the building. Seems fair to give him his initial investment back + some additional money for market gains. Help!

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

How easy is it to get a mortgage for the second home?

Due to a family situation we are looking to move to a different state. Normally we would sell our current home and buy a new home in our new location. However, with todays prices and interest, will it make more sense to rent out our current home and rent a home ourselves vs. selling and buying immediately when we move? We are moving from Vegas to Sacramento and we are not sure how long we would stay in the new area. Thoughts?
