House flip question

Hey all newbie here. My husband and I are living that Double Income No Kid life wanting to (Financial Independence) Retire Early.

Both in tech in the Bay Area. I’m in Arizona visiting family and am thinking of an investment property. Does anyone have a book/course/video that they personally have used and recommend for flipping houses? I want to do some research there’s a lot of content out there.

How normal is it to be pulled off a trial team because you tell your boss you are moving after trial? I have a trial coming up first week of Oct. I'm early in my career, managed to save $30K to invest, and want to get my hands dirty with a rental property without too much risk (e.g. no HML/flipping). It sounds like that's a tall order in the NY/CT area given the prices, not to mention whether I'd be able to get a mortgage on anything below $100K, but I figure I'll give it a shot anyway. VOO. I predominantly use Schwab’s robo advisor and have consistently been 8% below S&P 500. (1) based on the historical performance of VOO, am I better off shifting all of my retirement and brokerage accounts to VOO? (2) how do I do that? How should I go about this? Liquidate all my robo advisors and then buy VOO? Hope you all don’t roast me too hard!

All of the robo-advisors I’ve seen invest in low cost ETFs. Are there any that invest in individual stocks? It feels like this would be much more effective at tax loss harvesting because it would de-average the holdings within each ETF. I’m going to have large capital gains next year and I’m looking for ways to offset.

For couples who are not married yet - Do you guys talk about net worth, income, or anything even finance related? I know my SO earns more given his current industry, but thinks it’s rude to talk about those things. But I’m wondering… isn’t it normal for couples who live together or are married share those info?
