Getting ready to put my house on the market. I feel like it is a horrible time to sell, but we are getting a great deal on a relative’s house. We are decluttering, cleaning and a few minor repairs. We have great agents. But curious what details everyone pays attention to when looking at a house. Just don’t want to over look anything.

I've been submitting offers as asking and have seen properties I've put an offer on show back up on the market. I've been told that "cash buyers" were chosen but see the house back on the market when the business trying to buy the property doesn't qualify. Make sure your agent shows you all offers regardless of the amount. Although illegal to withhold offers from you, the agents do it all the time.

One weird thing is the color of the walls. People like more neutral colors if you have any weird wall colors may want to repaint them. Also staging the house is nice if you can.

How old is your home? We are currently shopping around for a home (crazy, I know). First thing I want to see when I view a new listing is the kitchen. If the kitchen has been updated nicely, then I’ll stick around to check out pictures of rest of the house/yard. And +1 to what the other poster said, good staging goes a long way.

I always look for signs of poor DIY work done. Don't be afraid to flush toilets and turn on lights and water.

When I was house hunting last year I looked at how much updating I would need to do compared to the price. I don’t mind having them done but I want the budget to do them. I also agree on neutral colors. I also didn’t like to see scuff marks on the walls and clutter. I was looking when the market was still hot and you wouldn’t believe some of the things I saw. The worst was a home with a family of renters who didn’t speak English and probably had no idea their home was getting sold.

Our house has been on the market for 32 days, our realtor was sure it would sell quickly but…here we are.
Couple things we have noticed from feedback:
1. Agree with S1, staging is important!
2. Pictures tell the story you can’t. When the pictures get taken of your home for the listing, try to have the house as decluttered as possible (this is hurting us right now).
As for what we looked for in our new house (we’re moving out of state so it might be different), we really focused on the pictures and sometimes I’d take a look at the first couple and decide immediately that I didn’t like it. They really are important. We also looked for any damages we could (you’d be surprised what you can see: damaged windows, scuff marks on walls, cracks in concrete, etc).
Last thing, I’ll add is make sure the description of the house is well written and attention-grabbing. Highlight the best things about the house (open floor plan, lots of storage cabinets, etc.)
Good luck!!

I am a local Realtor with 20 yrs experience. If your home is not a fixer upper, my basic instructions are:
1) Make sure your front door and porch area is painted/clean 2)IF your key does not work smoothly, change locks and PLEASE make sure 1 key opens all doors 3) place yellow flowers in front of house. Potted or planted.

Please reach out for tips and DISCOU TS on listinngs.

I am a traditional reservist so I never really used military benefits before, but could use advice here.

I am currently renting and my lease is not up until October 2021, however I found a good deal on a home and scheduled to close in June 2021.

My landlord will not work with me to end the lease early, so it looks like I will have to double up on rent and mortgage through the summer.

If I went on active duty orders, can I use those orders to break my lease early without penalty?
