Received a letter from Wells Fargo today. They are offering a refinance of fixed 30 year mortgage at 3.5%. I have no idea how they can do this judging by today’s interest rates. I’m 25 and have found a duplex I’m considering purchasing as a rental property. Planning on renting both units and have the cash to make the down payment without an issue. My cash flow analysis has a payback period of 3 years for my down payment and a 13 year payback period for the whole investment. I think financially it makes sense. My question is, is it realistic for a 25 year old young professional to handle dealing with all the extra curricular’s that come with owning a rental property ?

I’m trying to buy my first house and my wife and I have a few IRAs from previous employers (Roth and non Roth). I read I won’t be penalized if I take out upto 10k from my IRAs for a first time house (except for taxes on the non-Roth accounts). I don’t get it: Why would anyone invest, for example, in a 6% dividend yield etf with a 0.50% ER (ie EMHY) instead of a 9% dividend yield etf with a 2.5 ER (ie YYY)? Wouldn’t you still be getting better results with the expensive one?
