What rate are you getting at 75% LTV?
Rates tend to improve as you go from 80% LTV to 75% LTV to 70% LTV and beyond. Depending on what your current mortgage is at, taking a cashout refi vs a HELOC or personal loan might be cheaper. You should explore all options and figure out what your monthly payment is in each scenario.

75% ltv is the sweet spot for cash out rates, above that the loan level pricing adjustments hurt pretty bad.
