Hey guys! I wanted to hear you opinions. Wanting to invest in real estate. However, there seems to be a lack of deals in my estate. Have you done out-of-State deals? How was your experience? Would you recomended? I had a conversation with a RE coach telling me that he has a program to help me find deals out of state.

Where are you located?

Deals in red states tend to cashflow better, but appreciate slower. In tough economic times like this, that’s the better bet.

I’ve heard of some areas of Utah that might actually cashflow alright. If you looked in surrounding states (NM, AZ, NV), I think you can find some cashflow if you buy right.

Interested to know more about this . Especially in Florida and Alabama

Florida insurance costs have skyrocketed.

Alabama deals aren’t as easy to come by as 5 to 10 years ago, but some places still work out well

Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Market rents have risen 70-100% in the same timeframe. All seem like ideal tenants (retired and take great care of the units) but I’d like advice on how to approach the rent increase conversation. Rents don’t make/break my mortgage payment but I’m leaving a lot on the table if I don’t increase significantly.

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

I wish I wasn’t adaptable. Humans aspire for a greater level of comfort and once achieved, adopt that as their new baseline. Because of this, somebody making $100k cannot simply comfortably revert back to a $50k lifestyle. The slow growth of personal wealth isn’t noticed as ideated. Instead, we are never satisfied.

I have some collections on my credit report. One from an electric company for $800 (imo they violated terms of contract and sent me to collections in spite of their fuck up), and an apartment for $80~ that charged me a cleaning fee when my apartment was spotless.

Despite these two collections have a 712-720 credit score.

So mortgage lenders care at all about the collections or is it mostly the credit score that matters?

Just bought a new primary residence that needs work. Current home has ~$100k equity after buying in 2019 with <$20k down (appreciated around 20% in the last 3 years, in a major metro area). Would you:

We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!

I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated. I may or may not try to lock in a good rate early, but I'm planning on renting it out and this throws a bit if a wrench in my margins. Our appraisal came through exactly as the offer price we put. Apparently by lenders 3rd party. Isnt that a bit fishy? If it came in lower our contract has the option to negotiate a bit with seller. Is lender just trying to push this along faster? I'm pretty sure in this crazy market the home is not valued at what we offered. Why would seller put a much lower asking price then? Make no sense. Please advise!
