I am about to finalize a tenant who will occupy the basement. Any sample rental agreement people recommend ( this is for Virginia) and specific clauses to update or review? First time landlord here .. hence, I am a bit jittery. Also, how easy or cheap is it to do background check ?

MySmartMove is a tenant background check site that is ran by Transunion. I think it’s $35 per person, and you can initiate it as the landlord and the tenant pays the fee.

I'm an accounts receivable expert with 8+ yrs of experience. I started with 96k per annum in 2014, and have worked with 4 different MNCs since then. Currently I'm getting approx 9Lpa, and it feels like I'm pretty much stuck here. Switching jobs increases the pay scale, while staying for a while reflects stability.

When I look at the other member's comments here, it seems majority of folks are earning 20-30Lpa or even more.

Any suggestions from mature audience to achieve a big pay raise.

Ok so I was carless -- I was assembling my new bed frame and one as I was grabbing one of the long parts; I set it vertically and my fan was on and hit the edge. I literally just moved in 5 days ago and I already scratched these pristine fans, I'm irate and I want to fix it.

I saw this townhouse in a prime location in my city for $350k (cheap for the area). The floors are all messed up though but the buyer said they’ll either lower the house price or give a credit for closing cost. There’s also a lot of nicks here and there (some locks missing from door, dents, scratches, stains, and some things are loose). But overall, the house’s architecture and design is so beautiful. Would it be worth it to get it and fix it up? Or find a newer house with less maintenance?

We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!
