I'm fairly new to the industry and I'm having a hard time getting comfortable during showings. I get nervous and stumble over my words. Advice for how to get more comfortable and confident?

Shadow other agents + be confident with the property’s description before meeting with clients + watch youtube videos on whatever makes you feel incompetent . Trust yourself on this and you’ll be fine!

Own it. Pull up the listing and give them the details they want. Our brain is not storage space- we outsource it to computers (meant in a supportive way, not offensive), so you have a perfectionist (who want all the details) just pull up all the details and if you don’t have it, say you’ll find out and tell them. They are okay with it. Find out what personality type they are (Power, Perfection, Party or P… I forget, the people who are about avoiding conflict and keeping the peace…now I remember PEACE)

Try to prepare as much as possible before the showing. Know the property inside and out, and have a solid pitch prepared.

Try to relax and take deep breaths before the showing. Visualize yourself doing well and being confident

Remember that most people are nervous during their first few showings. Just focus on putting your best foot forward and doing your best.

If you are getting nervous, take a few deep breaths and remind yourself why you're there: to help potential buyers see how great your property could be for them. With a little practice and preparation, you'll feel more at ease during showings and can focus on helping your clients find their perfect homes.

Preview homes when you can so you are familiar with the property beforehand.

Anyone have any suggestions for getting a client to cooperate with discovery. We were retained by a insurance company for their insured and he has not returned emails or phone calls in about 4 weeks. Plaintiff’s counsel wants a settlement offer, and discovery responses or they’re gonna file a motion to compel. Calling all Loan Originators!!! I've been in the mortgage industry for 5 years now (3 years as a Realtor, 2 as a loan originator).

Last years rates, anyone could have done well. You didn't have to sell a mortgage, people just applied.

With the market where it is today, what are some of you doing to counter the "rates are too high" comment from buyers?
