I am full remote and looking to move to place in US which is tax free state,lesser property taxes,great schools, good airport connectivity, good natural beauty (hikes and lakes). Any suggestions?

Washington state is probably the best answer except that it’s in a corner of the country so travel could be further if you have to travel nationally. I would look at Colorado. It’s not tax free but both property and income taxes are moderate. Winters are warmer than Midwest or north east. Lots of summer and winter activities. And a large airport with non stop access to the entire country. Unfortunately the airport is pretty far out but that’s the only downside.

Airport is a straight shot tho. Never experienced traffic there the 15 times I flew when I lived there. 30 mins to downtown, also got a speeding ticket there

There is no such thing as a tax free state, since every state has to provide essential services to their residents like safe roads, good education, emergency first responders, people to run the government, etc. If they aren’t taking it out of your paycheck, you are paying somewhere else (road tolls, parking fees, property taxes, tax on goods purchased and so on). If you are higher income this will probably still be a benefit. If you are average or below average income you are likely paying more to live in a “tax free” state with these types of regressive taxes.

I was in same situation few years back and wanted to move to a place with lot of outdoors and a good airport connectivity. After evaluating multiple states, finally moved to a beautiful suburb in South West Washington which is on the Washington- Oregon border. It has a top school district in washington state and the Portland international airport is like 11-12 miles. There is lot of natural beauty and outdoors in this part of the country. You will also save on Sales taxes on the Oregon side. The property values are holding up even in this downturn. You can message me for more details about the area, I am a realtor here. NH checks most of these boxes, other than they do have high property tax. No income tax, schools rank well in national rankings, commutable to a couple major airports, and lots of hiking and lakes.

Nevada might work. Summerlin has good schools.

We moved to St John’s county, FL for the same reasons.

Pick a place that has lots of job options if you leave your remote job for any reason. Don't get stuck where.

In process of buying a house, both my surveyor and specialist damp contractor found damp under kitchen tiles (In the grout) & in skirting boards and up one wall. Sellers had work done initially in 2014 on the wall only(with garuntee) & their company has visited and assured there is no damp… what is next best course of action, get another damp specialist to examine independently of other reports? I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated. I may or may not try to lock in a good rate early, but I'm planning on renting it out and this throws a bit if a wrench in my margins. Closing on my first home. Advice for anyone with student loans in administrative forbearance per the Cares act: once your offer is accepted have you student loan servicer put your account back in repayment status.

Accounts in forbearance, even administrative forbearance, are calculated at a higher monthly payment by the underwriter.

My fictitious debt to income ratio was too high for them to approve me, and it took seven days for my loan to be officially back in repayment. So just a heads up.

I went under contract last fall for a new build that will be done later this year. In the contract the seller/builder included a clause that gave them the ability to change the price without cause anytime before the house is complete. This past week they invoked that clause to increase the price by like 7%, supposedly due to material costs. I can either agree to the increase or they return my deposit. My question: is that type of clause even legal? (Cont)

We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!

Who is still in denial about a housing correction? The Fed just made another .75% increase. Powell said they won’t stop until inflation is 2%. He also said a recession would be better than the consequences of unchecked inflation. He announced he will bring rates to a “restrictive level” until “the job is done”. He said that labor demand needs to soften (ie: layoffs). He very explicitly said he wants to slash demand and that housing needs a “correction”.

Just bought a new primary residence that needs work. Current home has ~$100k equity after buying in 2019 with <$20k down (appreciated around 20% in the last 3 years, in a major metro area). Would you:

1) Lock in the appreciation & sell now. Use some for renovations/other investments.

2) Keep for another 2-3 years & rent out for a small cash flow (<100/month if self-managing), get a HELOC if needed. Note it would not pass my investment criteria if buying today.

The value is now over 400K and I have an equity of over 150K. We are thinking of moving to a different state.Should we rent this place ($2400/month) and with recent refinance my mortgage will be $1600/month(inclu pay all) or sell it to pull out equity for the new home in a different state? FYI: we have over 100K in cash to down payment.
