I have a black rubber tube partially sticking out of the ground in my yard. Not sure what it is. Is there a specific type of maintenance person I would call to take a look at it? My guess is that it’s supposed to be underground but it’s somehow partially above ground. Not sure if it’s a water hose or electrical.

Possibly? There’s no sprinkler in that area. I guess the hose could be for some other part of the irrigation system.

What’s the diameter? How much is sticking out of the ground? It could just be trash. Trees often have a piece of hose used to protect them when staked, that could have just gotten buried. Low voltage electrical could be just layed in the ground bare but anything else would need to be in rigid conduit. Most sprinklers use rigid PVC pipes. Drip irrigation can use black plastic tubes and the feeds from the main line are .25” rubber tubes. Before hiring someone I would do some digging. See if there’s more than a couple feet and see if there’s anything written on it that would suggest the purpose.

It’s for watering plants. But it doesn’t have holes. So you have to connect emitters which are either stuck directly onto the main line or there are little (.25”) rubber lines that connect to the main line and the emitter goes in the end of the .25” line. This is what emitters look like this:

A couple questions for the turnaround consulting fishes:
1. Is FP&A experience valuable for restructuring/turnaround consulting? I’m a CPA with experience in Big 4 FDD and a short stint in IB. Total work experience is a little over 2 years. Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Happy Holidays fishes!! I would love to hear some thoughts here..We bought our first home last year for 316K ( starter home) in MCOL city. The value is now over 400K and I have an equity of over 150K. We are thinking of moving to a different state.Should we rent this place ($2400/month) and with recent refinance my mortgage will be $1600/month(inclu pay all) or sell it to pull out equity for the new home in a different state? FYI: we have over 100K in cash to down payment.

Closing on my first home. Advice for anyone with student loans in administrative forbearance per the Cares act: once your offer is accepted have you student loan servicer put your account back in repayment status.

Accounts in forbearance, even administrative forbearance, are calculated at a higher monthly payment by the underwriter.

My fictitious debt to income ratio was too high for them to approve me, and it took seven days for my loan to be officially back in repayment. So just a heads up.
