Question for funds folks, since no one is around to answer any questions and I can't seem to find this answer anywhere. Why can't a placement agent combine or integrate the offering of interests in the sponsor's fund with the contemporaneous offering of interests in another fund? Anyone leave before their bonus (before knowing what the amount was) and then regret it when it turned out to be a huge bonus? Got a great offer that I want to take but feeling FOMO by leaving the bonus on the table.

And yes, I tried moving the start date and asking them to cover the lost bonus but they said no and it’s still a better offer and it would be irresponsible not to take it.

My friend received two job offers for Account Executive roles: a Mid-Market role with Confluent and an Enterprise role with ThoughtSpot. He’s conflicted because Confluent is a more established company, ThoughtSpot is Pre-IPO. Confluent is a lucrative product to sell and has established SDR reps so there’s a good blend of inbound and outbound sales. Thoughtspot is more of a startup culture where most of the sales comes from outbound and it’s a tougher sell.

I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated. I may or may not try to lock in a good rate early, but I'm planning on renting it out and this throws a bit if a wrench in my margins. I can take it financially, but wondering, If I absolutely needed to get out of buying it, what recourse do I have? Or could I go ahead, and refinance later (who knows rates at that time...)?

I'm early in my career, managed to save $30K to invest, and want to get my hands dirty with a rental property without too much risk (e.g. no HML/flipping). It sounds like that's a tall order in the NY/CT area given the prices, not to mention whether I'd be able to get a mortgage on anything below $100K, but I figure I'll give it a shot anyway. Any advice on what you might do in my position? Am I being crazy with this idea?
