If I invest in Eth today, would it be smart? Or should I wait till it cools down?

For any of you real estate investors, what tools or sources did you learn from when getting started. Can’t find a mentor currently so want to find some highly recommended books or videos. If focused on the tri-state area (NY, NJ, Long Island mainly) that would be even better. My hope is to buy and rent out a apartment while also owning a house and house hacking that by renting part of it out. Trying to understand all the steps, traps, and how to find if it’s a good investment.

I’m not bad with money but definitely lots of room to improve overall, due to several personal factors I don’t want to list in full here (numerous unanticipated medical bills, bad boyfriends, etc.) Hence why I only have $3k in savings right now. I am a 2nd year associate at a plaintiff’s firm specializing in toxic tort cases (individual). I’ve had the opportunity to be third chair on a trial, and will likely be second chair in an upcoming trial. However, given the track record of the firm and the amount of money at stake in each case, I am afraid I won’t get any first chair experience, if any, for at least another 5-7 years. It means ICOs are no longer open to anyone. You have to be a certified investor with the SEC. This is why Filecoin is conducting their ICO with CoinList instead of on their own. CoinList ensures their ICO is only open to certified Wall Street investors and makes sure FileCoin's ICO is treated as a normal IPO.
