For any of you real estate investors, what tools or sources did you learn from when getting started. Can’t find a mentor currently so want to find some highly recommended books or videos. If focused on the tri-state area (NY, NJ, Long Island mainly) that would be even better. My hope is to buy and rent out a apartment while also owning a house and house hacking that by renting part of it out. I make $101K base salary as a Consultant/Specialist at Accenture Federal in Washington, DC. My husband is a teacher making $55K. Why has real estate remained lucrative?
Mainly agents but also developers.

The barrier to entry is low, not even sure if graduating high school is needed. My old agent even said she did it bc she can make a lot money and not work that much. She drove a new Mercedes and sent her kids to private school, husband was also an agent.
