For anyone in this bowl. How crucial is it for you to have a formal dining room separated from the kitchen? My son and daughter-in-law are buying a house for their future family and I'm trying to convince them a formal dining room looks better and makes things less chaotic in the kitchen, especially with kids. Am I out of touch? Or is it still important?

This is how I feel but after reading some of these maybe it's just not important to younger folks anymore.

I think it makes a house a lot less crowded for guests too. I still want a formal dining room if we can afford it.

It's definitely nice to have but the housing market is so limited now that they probably won't find their ideal house anyway. Just because they buy something doesn't mean they have to die in it. They can always make a move again in the future.

Need advice. Am in the middle of parental leave right now and my spouse and I are on the brink of divorce. Have only this 1 kid. Spouse doesn’t work yet, but can with earning potential around $50k. I make around $450k. No way I’d keep this job if divorce happens. I’d eventually transition in house so I can take care of my kid when I have him, but that won’t be immediate. Buying new home first time in Austin, what you recommend to do 10% down payment or 20%. If I do 20% then saving around 60k in a year. Considering inflation is coming and house prices is going down day by day.

Plan is to purchase some time after 2 years or so. Primarily to save up for a larger down payment.

Here’s my plan of attack:
- $30K saved right now ($20K in IBonds and $10K cash)
- $90K saved by July 2023

Seeking some advice for home buying. Went under contract on a new construction back in March, was originally supposed to be ready in August but has been delayed until November. I’ve began getting quotes for mortgage rates through lenders and the best I’ve seen so far is 5.75% (excellent credit, dp at 10%) at a 60 day lock. Debating if I should test my luck with the market to see if rates will drop or if I should go ahead and lock my rate in before Rates increase even more

I am taking a interest only loan and lender has specified there is no prepayment penalty. Would I be able to pay extra to be used as principal payment in addition to the required interest payments per month

If you think a house is way overpriced, can you offer 15% below asking? I’m embarrassed to even ask my real estate agent but this house has been listed at $440k for 90 days and their is a comp right next door that is much better for $380k (top end of my budget). What’s a fair calculator to know your affordable mortgage?

One online have a wide range in what’s considered “affordable”
Pre bonus and equity I earn 110k/yr in Wash DC.
I’ve seen 33% net income, but honestly $1650/mo CANT even get a 500sqft condo on rent.
30% gross is $2750/mo 😱
Others say I can afford 600k houses but that seems irresponsible and ridiculous.
My current rent is $1750 for a small 1bd1ba (cheap) but I’m sacrificing my safety in my neighborhood. No frills apt.
