Did it in Detroit for 12 years. I'm from Detroit and know the blocks. My napkin math indicates I would have been about break even with s&p with alot less risk.

I’d suggest following InvestWithAce on IG. He buys a lot of properties like this in Wisconsin, Illinois, Pennsylvania, and a few other states. He has tons of free content on his page about how to find these properties, how to analyze them, how to operate them, etc… no need to pay for anything.

Question for folks with second homes: Considering buying a vacation home but would be primarily for family use. We currently have a primary residence with a mortgage balance of ~640K, so my understanding is I could only deduct the mortgage interest on 110K of the second mortgage to stay under the 750K cap.
