So I finally encountered a tenant that is giving me problems and would like some advice.
I have a tenant living on the 2nd floor and have gotten multiple noise complaints from the downstairs tenants. The noise is generally a result of running around and screaming, but recently there have been fights between the tenant and a new SO. The tenant has also brought in the their new SO to live in the unit without my permission which has been caught by my downstairs tenant ring doorbell. Continued

I also have video of my tenant getting in the verbal fights with their SO right outside the property causing a disturbance throughout the neighborhood. This is a clear violation of the lease as since I wasn’t notified and that person never went through credit and background check. Additionally, since I went over there to discuss the issues with my tenant, I saw that they had cigarettes and blunts on the floor throughout the apartment, as well as multiple smoke detectors removed. With all this being said, I’m pretty set on proceeding with an eviction notice, as these finding have broken at least 3 clauses in the lease.

Do you think I’m proceeding in the right direction? Any tips?

Post notice to vacate / lease violation notice. If they dont leave due to that I would first offer them some money to move before starting eviction process.

Once you file it will be so much harder for them to move because they wont pass screening. The eviction process can take a really long time. So if you can get them to just move out on their own accord with the notice or by paying them $1-2k or something you will be better off.

Sounds like you have multiple lease violations. (Assuming your lease is sound.) post notice to vacate.

I have a rental property and my tenant is asking me to change the fridge light burb. I live out of state and don’t have property manager locally. Is it bad if I ask them to change the fridge light burb themselves?

I’m pretty responsive for things they need help with like laundry machine got broken or pantry doors fell off. So I had sent people to fix those maintenance and repair issues.
