We were 1 of 2 offers on a house (pretty small area). Our offer was $170k with inspection, 0% seller concessions. The offer we beat was $170.5k with WAIVED inspection, 3% seller concessions (netting around $165k to the seller).

After inspection, about $10k of work is needed. Do you think that sellers are more likely to just give the $10k credit (assuming the appraisal also comes out to $170k or more) to an existing contract vs going back to the other seller?

You might be able to get 5k in credits since it would net them the same as the other offer. It really just depends on how desperate the seller is at this point.

The final decision on whether to include $10,000 in engineering costs into the contract, and whether the seller is willing to accept this, will depend on the seller's attitude and market conditions. You can negotiate with the seller's real estate agent or your own real estate agent to find out if the seller is willing to accept this type of agreement. The best approach is to discuss it with your agent and try to reach an agreement that both parties are happy with.

How bad do you want the house? A $10k difference in price isn’t significant in monthly payment. If you really want the house, ask for as little as possible and just bite the bullet.

Is the $10k worth of work needed to make the house livable? Or can it be handled over time?

I am selling house and remodeling both master bath and kids bath. Got quote for 29k for both and I buy floors and cabinets.question is I have a very big whirlpool tub and tiles around it discolored. It’s a hassle to lift it up change the tiles and fixtures and put it back. It’s old but works great. Remodeling ppl recommend get rid of it, give space to buyers if they want to buy standalone tub. I thought it adds value to have whirlpool tub. But can’t even change fixture. Should I get rid of it?

Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Market rents have risen 70-100% in the same timeframe. All seem like ideal tenants (retired and take great care of the units) but I’d like advice on how to approach the rent increase conversation. Rents don’t make/break my mortgage payment but I’m leaving a lot on the table if I don’t increase significantly.
