What are bathroom must haves? Efficient space vs taking space from another room? For context I have a stately historic home in New England. A couple of claw tub/shower combos. That work great. One bath could get a walk in shower but not sure if worth it. There are plenty of bathrooms and attached to bedrooms but they are all single sinks. We’d need to take over a nice smaller bedroom if we were to do a grand style master bath. That seems a little dated to me though.

I love how "staff training" is the solution to every quality issue that arises. Doesn't seem to work very well

Then when im scoped over work that my CD and I oversee, some people are asking me how does my role differ from the CD’s, as they tend to look at me as an unnecessary layer for approvals. I saw this townhouse in a prime location in my city for $350k (cheap for the area). The floors are all messed up though but the buyer said they’ll either lower the house price or give a credit for closing cost. There’s also a lot of nicks here and there (some locks missing from door, dents, scratches, stains, and some things are loose). But overall, the house’s architecture and design is so beautiful. Would it be worth it to get it and fix it up? Or find a newer house with less maintenance?

How much importance do you give to proforma numbers when purchasing an investment property?

Feedback needed. Given the current influx of interest rates and looming economic decline. Is it wise to purchase two new rental properties one a fixer upper in a thriving town, and the other needs minor fixes in a growing community. Both prop may have tenants that have had rental payments delinquencies in the past…. Part of the agreement is to remove all tenants.

We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!

In process of buying a house, both my surveyor and specialist damp contractor found damp under kitchen tiles (In the grout) & in skirting boards and up one wall. Sellers had work done initially in 2014 on the wall only(with garuntee) & their company has visited and assured there is no damp… what is next best course of action, get another damp specialist to examine independently of other reports? I don’t trust them….. (U.K. Victorian terrace, damp is in the kitchen extension built circa. 15 y/o)

Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Market rents have risen 70-100% in the same timeframe. All seem like ideal tenants (retired and take great care of the units) but I’d like advice on how to approach the rent increase conversation. Rents don’t make/break my mortgage payment but I’m leaving a lot on the table if I don’t increase significantly.
