Well, first question is: spec build or custom build?

Yeah that’s spec. So in general they won’t move on top line price (that would effect other sales in the development). So you might be able to negotiate on upgrades though
Design center credits, landscaping credits, solar credits. Usually asking price is set in stone. However, I was looking at a Taylor Morrison new build and the salesperson said they’ve increased prices too aggressively from prior phase and some plans are taking longer to sell. She encouraged us to “make a bid” since there may be “some room.”
Usually upgrades like finished basement, 4 season room, etc.

Typically not going to be much you can negotiate with a new build. Where are you located though? Could see if there’s anything that could be helped from the lending side. These days. Not much can be negotiated from builders. There is little to no inventory.
