The way you framed you question, I just want to clarify, did the tenant bring their own fridge? If they did than you shouldn’t have to fix it. If you provided the fridge than I would assume you have to fix it as most states would consider that a necessity to make the apartment habitable. That being said you can get a new fridge for under $40 a month for 18 months 0% interest at Best Buy right now. So it shouldn’t break the bank and it hopefully won’t make a big difference in your monthly profit margin.

Don’t be a slumlord. Have a repair person look at the fridge. If they say it can’t be repaired then yes you should purchase a new one. If you want to be frugal consider the scratch and dent ones.

Okay. They don’t need a brand new one. They need one that functions. I assume your contract doesn’t specify appliance types.
You’re required to make the unit habitable- generally, use the “damage deposit” rule. If it was damaged, would you charge them to fix it? If yes, you’ve gotta fix it when it’s broken

Depends on what’s in the lease. If you supplied the fridge, and it’s in the lease, then you are responsible for it.
It doesn’t need to be brand new. It just needs to work. When this happened in my old apartment, my landlord found one of Facebook Marketplace that was used and working well but the people were moving and didn’t need it. Look for a good deal like that. Does not need to be NEW, but must be replaced.
