PMI question: My home has appreciated by 20-30% in the last year (hot area), I've added about 5% to the home's value, and my LTV is 89%. I asked to remove PMI and my company said I was not eligible to even get an appraisal until the 2 year mark. Has anyone found a way to remove PMI early in similar circumstances?

Probably the antithesis of this bowl - but need some advice. This is for a house in a Southern metro. Built in 1960s completely remodeled in 2000s with some very recent additional remodeling of kitchen and bathrooms. Well kept house. The price will be nearly $1M, the same as something built in 2010+ with similar square footage (because a lot of the price is the lot, its a super expensive zip). Should I steer clear because of the age? Will it cost a ton in maintenance and utility bills?

Is there a definitive guide to cost of living? The obvious cost of living centers (SF, NYC, LA etc.) get covered a lot, but I’m wondering where my city falls. It’s a modest Midwest city with ~100k residents but is a relatively touristy spot.
