Would you walk away from this deal?

Built in mid 1970s. Townhome structure with basement

1. Two decks, one on ground and one above. It’s painted with the same exterior paint. It’s rotted and needs replacement. We’re going to ask the seller to pay

2. There’s a cast iron drain pipe going into the slab. Not going to fail tomorrow, but will be expensive when it does

3. One AC unit is 8 y.o. but the second one is 20. Water heater is 9 y.o.

4. Steel reinforcements on basement wall.

Okay how can we possibly advise if you don’t give financial info.

If you are at top of budget and top of market with your offer then absolutely not. If you are getting a steal of a deal and don’t mind the work and there are other factors at play then go for it. Other factors could be high growth Area, amazingly historical and beautiful craftsman house, fantastic location nearby tons if whatever….

Can’t comment on the deal without financial info, location, investment or own use etc.

Plus sides:

More info: copper pipes and Romex wiring. Big electricity panel. Mold tests came back good.

The location is good, and it’s a big unit

Waiting on quote for the deck replacement. Idk how much the seller will cooperate in paying to replacing it

Not enough info

Great deal, I can’t believe it’s below market value!!!

I’m a junior and I have the opportunity to join the employment and benefits group as a specialist. The alternative is VC/M&A.

I’m under the impression that joining the EB group will still give me decent exit ops, has more manageable workflow (less unexpected dumpster fires like in deal-work), and a somewhat better WLB because of my previous point.

Any disagreement/any other things I should consider before deciding?

Hello everyone, I am graduating this May as a double major in business management and operations and supply supply chain management. I interned at a large 3PL last summer and it led to a full time offer as a operations supervisor. I am supposed to start this June but for some reason I'm not sure if I am on the right track. I would love some insight on a good potential career path and if I should look for other opportunities or see how the one I have plays out. Thanks!

Hi all, I’m in the north east metro area and due to the current RE market we decided to look into PA specifically Lancaster. Anyone in this market and have any thoughts on where it’s headed? We’re looking purchasing a single family property all cash at 110k that rents for $1100 a month. The last owner bought for 35k like 15 years ago 😩 but hoping buying and holding for a few years will give a equal or greater returns over the long run.

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

How easy is it to get a mortgage for the second home?

Household income - 300k

Happy to add more details as needed

Thanks
