I know it’s hard but try not to focus on the commission piece. An excellent broker can get you 10-20% higher sales price. That’s really not an exaggeration. If you’re trying to minimize their commission or if you find a broker that’s willing to take that 3% deal, you’re not going to get the same level of commitment/investment from them. I know you’re probably thinking the final sales price you get will be based mostly on market conditions and doesn’t really depend on your broker but that’s a big mistake in my opinion and could cost you many times more than you’d be saving on commission. Unless your home is so special or expensive that any broker would be thrilled to have the listing, then find a great broker and they will pay for themselves.
