Any recommendations on getting investment buyer offers on a property currently rented (5 months remain on renter lease)? We love the house but don’t foresee us moving back to South Florida again hence decided to sell

You’re asking how to find buyers without an agent?

What’s the list price / current rent / market rent? If the house has a good cap rate, it shouldn’t be hard to sell to an investor. But if it won’t cashflow (or has a low cap rate), then investors won’t be interested.

Not a great cap rate, but not terrible. Have you tried connecting with real estate investor groups on Facebook? And/or trying to find an investor-focused realtor on BiggerPockets who might have an investor in their Rolodex that is looking for that.

Real investors or fake? They need to honor the current lease in place and if you’re selling you need to inform the tenants sooner rather than later. Also consider what the capital gains looks like for you depending on your profit and years since you’ve lived there.

What do you think is a reasonable total fee for a prenuptial agreement where both parties have significant assets and there is some negotiation? The hostility on my team is rough. We have a yeller. I walked by her room the other day. She was screaming across the room at a student, "you have to be kind to get kindness." Seriously, those were her words in a loud, berating, angry tone. Our admin has asked that we not report these. We are to talk to the teacher. She has yelled at me and other adults. Admin has to know she treats the kids this way too. One teacher has to work with her door closed to not hear the yelling all day.

Finally got an offer accepted on a home I love! (In DC) Spent months searching. Next thing is getting to the closing date.

Now I feel super anxious about everything going thru and getting the keys. How difficult is that process of getting to close, have heard the underwriting portion could be a headache?

Who is still in denial about a housing correction? The Fed just made another .75% increase. Powell said they won’t stop until inflation is 2%. He also said a recession would be better than the consequences of unchecked inflation. He announced he will bring rates to a “restrictive level” until “the job is done”. He said that labor demand needs to soften (ie: layoffs). He very explicitly said he wants to slash demand and that housing needs a “correction”.

Happy Holidays fishes!! I would love to hear some thoughts here..We bought our first home last year for 316K ( starter home) in MCOL city. The value is now over 400K and I have an equity of over 150K. We are thinking of moving to a different state.Should we rent this place ($2400/month) and with recent refinance my mortgage will be $1600/month(inclu pay all) or sell it to pull out equity for the new home in a different state? My dream neighborhood is 10 min down the road but entry point is 1.2m. Currently my house is worth around $550k

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

I am considering putting down an offer for a TH in a community that has Mello Roos. It gets added to the property tax. I am looking at paying an additional 5-6k for that.

Online videos say it’s all good because the money gets invested in building the community .

any potential downsides? In terms of future sales and demand ? What am I missing?

I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated. I may or may not try to lock in a good rate early, but I'm planning on renting it out and this throws a bit if a wrench in my margins. I can take it financially, but wondering, If I absolutely needed to get out of buying it, what recourse do I have? Or could I go ahead, and refinance later (who knows rates at that time...)?

Our appraisal came through exactly as the offer price we put. Apparently by lenders 3rd party. Isnt that a bit fishy? If it came in lower our contract has the option to negotiate a bit with seller. Is lender just trying to push this along faster? I'm pretty sure in this crazy market the home is not valued at what we offered. Why would seller put a much lower asking price then? Make no sense. Please advise!

How might I start to evaluate whether or not it’s worth it to keep my current primary residence and turn it into a rental, instead of selling and using the cash to roll into the next down payment for our next home? Currently in our “starter home” and thinking to upgrade in a few years. Some figures to consider for current house - 299k purchase price, 240k left on mortgage, could prob rent for 2250-2500/month, or sell for 375k. It’s in a desired school district, but in the “city” tax district.
