What’s the list price / current rent / market rent? If the house has a good cap rate, it shouldn’t be hard to sell to an investor. But if it won’t cashflow (or has a low cap rate), then investors won’t be interested.

Not a great cap rate, but not terrible. Have you tried connecting with real estate investor groups on Facebook? And/or trying to find an investor-focused realtor on BiggerPockets who might have an investor in their Rolodex that is looking for that.
Real investors or fake? They need to honor the current lease in place and if you’re selling you need to inform the tenants sooner rather than later. Also consider what the capital gains looks like for you depending on your profit and years since you’ve lived there.
