What much do you get paid for it?
Real estate is my first. 3 years out of college and bought a house. Rented out the other rooms. Building home equity. Hoping to build out from here using my salary to buy more houses. I know it probably wasn’t the best time to get in, but prices of real estate will go down over the next year.
DC wouldn’t be a bad place to buy some, but you need like at a bare minimum 500k
Real estate renting and subletting. Needs some sort of capital to get started tho, and time to manage everything.
Otherwise, upwork stuff related to skills you have. You could start building a brand on what you can do. Start by charging low to get really good feedback then raise it gradually. Could be website building, data analysis, etc.
You could also do trading and crypto investing. Funner but riskier with high risk/reward.

Do you sublet on Airbnb? I’ve seen this has become popular for those who want some sort of “passive” income without purchasing a home. Have thought about it a lot lately.
I started a business but tbh work is so time consuming that it’s hard to actually launch it properly. Maybe like a middle man business would be easier?

I tutor ACT and SAT. It’s 35 an hour virtual or 45 an hour in person. A bit of a learning curve to relearn the stuff but it is a sweet set up. A couple students a week and you have groceries paid for.
Compass Education Group. It’s not a platform really. I could refer you potentially. You get paid ~17 an hour for all training you do but actual tutoring you make 35-55 an hour. It’s technically part time but it’s more like contract work where you can accept or decline students. Working with 4 students at a time is reasonable and you are looking at ~$500 a month
