Im looking to buy a home, program is zero down (no PMI). I make 150k base salary; take home 8k mon. Im looking to buy a house under 350k in my area. Im looking at a payment of about 3k including prop. taxes in a newly gentrifying area. My plan is to house-hack and in a year move out. Is this monthly payment too high? I have under 10k student loans (will get wiped) and no other payments. I want to make sure I can afford it even without tenants just in case.

I have a lot of exposure to big tech and sp500 across my brokerage account and retirement accounts. I recently opened a Roth IRA and have 6k in it to invest. I know the default strategy is to invest in a fund that tracks sp500 but I do that everywhere else regularly. Is there anything else like VYM you recommend? What is the point in asking why do you want to switch after all interview process ? Haven't HR seen resume with all career progression for a candidate before shortlisting that resume which means they are fine with another Switch. If at all they want to ask this question so as to eliminate someone , they should ask this as the first call by them before scheduling the interview. It is a two process i.e. you need a resource and we don't ask them why do you want to recruit us ?
