Could someone share a list of items that should be part of screening a tenant. We are moving soon and planning to rent out our home. First time homeowner renting out their home. Thanks!!

There's 100 different softwares that will do it. I use landlord studio which passes a $40 cost on to the applicant and does a pretty standard background check.

I'd just pick your fav and use it. No need to reinvent the wheel.

I use MySmartMove, which is a product from Transunion, which is one of the major credit bureau’s. You initiate the background check, then the prospective tenant will fill out the info and pay for it. I credit that fee towards the first month of rent so it doesn’t feel like I’m just taking money from them. I also try to only make 1 or 2 applicants apply since there is a fee associated with it.

I’d ask for last 2 paystubs (to verify income) and a reference from their current landlord. This is pretty consistent with what an apartment would ask for.

Innago is fantastic and is free for landlords. You can use that for official applications plus all other aspects of managing the rental.
I listed my rental on facebook which meant I got a lot of inquiries. I created a google form containing the basic requirements I put in the listing like credit score, minimum income, move in date. Requiring a pre-screener before showing the house weeded out a lot of people as many didn’t do it. Others were weeded out for not reading the posting, i.e. on the form the said they needed to move in by June 1 and the house wasn’t available until July 1.

We hired a management company. They are liaison between us and them and it’s so good. The company has the systems to easily deal with background checks and fixes. They take a small percentage of the rent as a fee.

I was recently (in April) fired from a good nursing position that I was at for 5 years. I reached out to my old ADON to get some information on where we had our vaccinations from and she told me that I should come back and the administrator that I had issues with is gone. I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated. I may or may not try to lock in a good rate early, but I'm planning on renting it out and this throws a bit if a wrench in my margins.
