Dear fishes!

I want to hire an interior designer for my new property that I will convert to short-term rental. How do I find one that will cost me reasonable?

Thanks!

What area are you? I can recommend mine. She is great with a very modern/contemporary style and can do it remotely as well which will be cheaper on a relative basis

It depends on your budget. she can travel there once, get all the pictures, blue print, etc and then do the work offsite. Or do it completely offsite if you provide all the stuff. She then will provide a final layout of everything and a link to buy all the decorations furniture etc

check fiverr, there’s a lot of people there from LCOL countries (Eastern Europe etc) who provide great quality and good services. My cousin used one after browsing the listings and she was really happy with it. Came out to like $10/hr or something like that.

How can a person design and set up the space without personally visiting the property.

Question for folks with second homes: Considering buying a vacation home but would be primarily for family use. We currently have a primary residence with a mortgage balance of ~640K, so my understanding is I could only deduct the mortgage interest on 110K of the second mortgage to stay under the 750K cap. If I were to buy the second home through an LLC, would that allow me to exceed that 750K since the expenses of the second home would be pass through expenses/income?

Due to a family situation we are looking to move to a different state. Normally we would sell our current home and buy a new home in our new location. However, with todays prices and interest, will it make more sense to rent out our current home and rent a home ourselves vs. selling and buying immediately when we move? We are moving from Vegas to Sacramento and we are not sure how long we would stay in the new area. Thoughts?

I have over 12 years in B2B sales/sales management experience along with a graduate degree. I am wanting to shift gears and I am at a point where I can invest time in myself to learn through practical experience. The new industry I am wanting to pursue is real estate investment. I have read all the books but want some hands on experience on the property management side. How could I best leverage my skills for a role in this, and what should my expectations be for negotiation in compensation?

For any of you real estate investors, what tools or sources did you learn from when getting started. Can’t find a mentor currently so want to find some highly recommended books or videos. If focused on the tri-state area (NY, NJ, Long Island mainly) that would be even better. My hope is to buy and rent out a apartment while also owning a house and house hacking that by renting part of it out. Trying to understand all the steps, traps, and how to find if it’s a good investment.
