Depending on how big your operation is, and I’m assuming that you’re just starting out since you’re asking this question. My method to find good renters, especially early on, was to bring a rental application to the current home/apt that the potential renter was living in to let them fill it out and for me to see how they live. If a potential renter objected to this then I’d just move on to the next prospect. To me, that was the most effective deciding factor in choosing good renters. I do talk to former or current landlords if possible, and I would consider that important as well. The questions I’m
most interested in are their punctuality on payments.

I don’t call my applicants employers as I just rely on their pay stubs. I do ask them if they mind sharing what they are currently paying in rent to see if it within range of what I’m charging them. If it is, I look at it as a positive indicator that they have a good probability of paying my rent on time.

I do ask for a prior landlord contact and do call. It’s a big red flag of they don’t provide one to me, unless they are current or graduating students who might have never rented before. I do ask the ex landlord if the applicant has had trouble paying on time or any other issues. It one of the best source of info on an applicant.

Yes, but that isn’t enough. When they show up to sign the lease I’ll also ask them to open up venmo/cashapp on their phones and look to see if there’s anything suspicious (maybe a drug dealer/user)

So I had been working as medical interpreter up to the early part of this year. Today, during an interview, the Director with whom I was interviewing genuinely urged me to consider pursuing a career as a PA or even attempt to go to medical school. We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!

I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated. I’m in Dallas and have been renting for 5 years. I don’t have any savings, but have about 30k in my 401k. Im thinking about leveraging that to buy a condo/or house.
