The transfer taxes is usually split between the buyer and the seller, so I would ask if that’s been accounted for yet.

High bc you are buying down points and the transfer taxes are high but the mortgage company can’t control that. You could probably get them to get rid of the credit report.

Oh yes good point. I was thinking that was points related but if not that’s high.

Origination fee seems high. Other than that it’s a lot of prepaids and taxes. Not a lot you can do about that. Title insurance seems right. I don’t even know why they include prepaids as closing costs but they do.

My LWD in Wipro (my previous employer) was on 21 Aug, 2021. I was waiting to receive my outstanding due and experience certificate, as part of F&F, ever since. However, I received an email from the offboarding team today stating that my Final Settlement is on on hold due to security concerns (DLP: data leakage). How is this going to play out? And much longer will it take before my F&F process is completed and I get my outstanding due and my experience certificate? Pls advice.

In the contract the seller/builder included a clause that gave them the ability to change the price without cause anytime before the house is complete. This past week they invoked that clause to increase the price by like 7%, supposedly due to material costs. I can either agree to the increase or they return my deposit. Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Market rents have risen 70-100% in the same timeframe. All seem like ideal tenants (retired and take great care of the units) but I’d like advice on how to approach the rent increase conversation. I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated. I may or may not try to lock in a good rate early, but I'm planning on renting it out and this throws a bit if a wrench in my margins. I can take it financially, but wondering, If I absolutely needed to get out of buying it, what recourse do I have? Or could I go ahead, and refinance later (who knows rates at that time...)?

What rates are people getting for condos? I’m thinking about selling my condo (I had 3.25%) but my realtor said that the rates are so high now that if I were to buy a similarly priced place, the monthly payment would be like $800 more. I’m bad at math, so I wanted to ask here to confirm this is accurate. Mortgage is around $700k
