This sounds like the case of someone who expects the renters to cover the mortgage and not have to pay it from time to time. People are going to be late, sh*t is going to happen. Over the course of being a landlord you are going to be in bad situations and have to eat costs. Is it ideal, absolutely not, but you can’t evict someone after 9 days. You should be happy they are paying.
They are contracted and newly resigned with specific clause that says eviction starts on day 10 of non payment. They have been here 18 months

It sounds like your fear of not receiving rent is controlling this situation since 9 days to result in eviction, not counting the holiday, is extreme.

You can evict after 9 days?
GA is 3 day pay or quit notice. You would be better off giving even more days than that. Send the notice early so you have the option. Make it clear to them you will file on X day if not paid in full.
You want the money not to file.
What state?
Evicting in 9 days is so aggressive. I'm sure paying lte is annoying but I know a lot of landlords who get tenants that just don't pay and it takes forever to get them out.
In the south it’s different
I has to evict my tenants in Maryland. They stopped paying rent and I waited 3 months before I filed because they always gave me some excuse and I felt sorry for them. Then I filed and they paid me so I withdrew my complaint. Then it happened again but this time I moved forward. It took me a good 8 months to have them evicted. They sheriff’s office was behind on evictions due to the pandemic so that took a while to schedule too. It was a nightmare.
During the prior 18 months they were late every month.
