First of all, congrats! Second, builders rarely do such a thing. Big things are: know that something will happen at some point, start paying for it now by stashing a few hundred every month into an emergency account you don’t touch (or make sure 5-10k is factored into your emergency fund.) 2) get in the habit of walking your own property, check under sinks, in the basement, around the roof line, just for stuff that seems out of place, 3) run all plumbing weekly
Point 2 is bang on target. Walk your property.
I found a leak in basement whenever we would take a shower. Similarly found water heater leakage.
Agree with everything said above. 3 year old house is new and should be settled by now. Just like how pilots walk around the aircraft before a flight, you should do the same with the house. Normal maintenance is filters and HVAC mx at this point. Know where everything is - main water shut off, fire extinguishers, breakers. Learn and understand, in due time, how your house works - electrical and plumbing. At 7-8 year timeframe you can get an insurance plan which covers all the appliances. Just a thought.
