She's a manager at Microsoft but doesn't have 20k to put down as downpayment? I think she needs a budgeting lesson or else she won't have money left over to pay the taxes or unforeseen liabilities such as a boiler breaking down or something

Interesting concept but it kind of forces you into a bigger place than you’re originally looking for? You can either buy a 1 bed with a smaller traditional down payment, or a 2 bed with a Loftium down payment and rent out the second room. If you plan on making it your forever house then I suppose it could work.

Valid points. I feel like the intent is great, but it doesn't seem sustainable.

Need advice. Have some credit card debt that I’ve been working to pay off. Have made progress but want to lower it quickly. We have dual income, with a house (~$300k in equity), 1 kid and 1 on the way. I’ve looked into debt consolidation via HELOC but also have ~$80k in vested equity in my company that I haven’t touched. This annual appraisal I have got a good % of appraisal increment on my salary but I was not promoted to a senior developer (although I have been mentoring a junior dev in my team and been part of building the project by implementing new technologies and tweaks) and my total YoE is 3.5+ years. Who is still in denial about a housing correction? The Fed just made another .75% increase. Powell said they won’t stop until inflation is 2%. He also said a recession would be better than the consequences of unchecked inflation. He announced he will bring rates to a “restrictive level” until “the job is done”. He said that labor demand needs to soften (ie: layoffs). He very explicitly said he wants to slash demand and that housing needs a “correction”.

My psychiatrist today revealed to me that I may have ADHD, still a hypothesis that he is still exploring but from my personal experiences and discussions with therapist, it seems likely.

One example of personal experience is my ongoing prep for case studies as I'm interviewing with a number of firms.
