Yes these are largely smoke and mirrors.
Sometimes they will offer a better buyout but it’s been my experience to get out with something. Very illiquid and very frustrating.
Bottom line is that you are at their mercy. It might be too expensive to liquidate.

Offer price for transfer is 7.25 per share minus 3.00 for a distribution from March. NAV is 6.26

Client thinks they have much more money than he/she actually does because of such a large distribution compared to NAV. Is this all smoke an mirrors? Should we bail now before this implodes or wait until next unsolicited offer price?

In weekend checked out VTP Peagusus project in Kharadi possession 2025. Project looks promising but when visited the site accept for the towers rest all be it roads or daily basis shops nothing is there yet but they say that till the time of possession roads and everything will be functional. The rate for 750 sqft carpet 2bhk they are giving for 74lacs and possession is 2023 May. Another 2025 possession 850 sqft carpet 2bhk for 79lacs.Hardly any difference in rate per sqft. This might be philosophical but wanted to understand if we should get satisfied and be happy with what we have or keep striving for more?
