First time landlord here seeking some friendly advice!

The tenant at first appeared to check the boxes, but now just at 6-7 weeks, is putting in endless open work orders to resolve minor items. Just recently they tried to use a summer place in the Texas summer, and called a plumber to fix the issue. My property management company is authorizing all these work repairs, and it’s eating up into my cash flow.

Fireplaces seem like a nice add on and not a necessity.

This in the Texas summer mind you. Typically we can deny repairs if it’s not a necessity? None of these issues appeared in an inspection done before the property was put for lease.

What would you do? Unfortunately I think I have the wrong property management firm, and this whole thing is becoming a disaster and then some.

Why Is your property management company approving all the repairs? Why don't you have ultimate authority to do so? And all these repairs, even if small, are they necessary for the property to function properly? I understand fireplace, but maybe there are things that do need fixing?

You needed to put in the lease that the fireplace is not to be used. I agree with ditching the PM company.

What else can we generally push back on? This tenant is putting in work orders and third party vendors are making a killing with uncharges.

You can push back on everything. Tell the property manager you will manually approve everything going forward. If they disagree, end the relationship. I started charging our tenant for some of the nick nack stuff they broke and claimed was wear and tear. Just a shot across the bow so they would knock it off

I passed out in 2013 and started job in 2015 on contractual basis till mid 2017 and during this Many payroll companies changed for that particular contract and in this duration my PF, tax didn't deduct and no record in PF portal. Question for folks with second homes: Considering buying a vacation home but would be primarily for family use. We currently have a primary residence with a mortgage balance of ~640K, so my understanding is I could only deduct the mortgage interest on 110K of the second mortgage to stay under the 750K cap. If I were to buy the second home through an LLC, would that allow me to exceed that 750K since the expenses of the second home would be pass through expenses/income?

Thoughts on buying pre-construction homes in markets that are popping and flipping selling them when construction is complete?

My uncle does this (he’s a realtor) and usually gets 2-3x return. Obviously there is huge risk because property prices can change a lot in 1-2 years, but at the same time the upside is hard to ignore.

Anyway I protect myself against the downside risk? (other than loosing my down payment)

We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!

I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated. I may or may not try to lock in a good rate early, but I'm planning on renting it out and this throws a bit if a wrench in my margins. I can take it financially, but wondering, If I absolutely needed to get out of buying it, what recourse do I have? Or could I go ahead, and refinance later (who knows rates at that time...)?

Our appraisal came through exactly as the offer price we put. Apparently by lenders 3rd party. Isnt that a bit fishy? If it came in lower our contract has the option to negotiate a bit with seller. Is lender just trying to push this along faster? I'm pretty sure in this crazy market the home is not valued at what we offered. Why would seller put a much lower asking price then? Make no sense. Please advise!
