I would actually stay away from BP. Learn Cash on Cash return and use this as your main metric. Find the average in a few areas you are looking atcand determine where to go based on the data. There is nothing wrong with BP, but the noise might not provide you with a good starting point. CoC return will lead to DSCR, which essentially means you are creating a profit margin each month as the asset grows, meaning you can earn $100+ for waking up each month. In 10 years you can exit and walk with a large pay day in addition to the monthly payments you received. It's like a leveraged bond.
InvestLYH did alot of his earlier videos of you search "InvestLYH cash on cash return" on YouTube, you will see the whole process. For picking properties, CoC crosses all types, you can use it for SFH, 2-4 units, or even multi family (5+). Learning your metric is step 1, the properties will show as you apply the math. Also, join a local meetup.
