I would actually stay away from BP. Learn Cash on Cash return and use this as your main metric. Find the average in a few areas you are looking atcand determine where to go based on the data. There is nothing wrong with BP, but the noise might not provide you with a good starting point. CoC return will lead to DSCR, which essentially means you are creating a profit margin each month as the asset grows, meaning you can earn $100+ for waking up each month. In 10 years you can exit and walk with a large pay day in addition to the monthly payments you received. It's like a leveraged bond.

InvestLYH did alot of his earlier videos of you search "InvestLYH cash on cash return" on YouTube, you will see the whole process. For picking properties, CoC crosses all types, you can use it for SFH, 2-4 units, or even multi family (5+). Learning your metric is step 1, the properties will show as you apply the math. Also, join a local meetup.

Junior Associates - How much student loan debt are you and your peers in these days? A few young partners and counsel at my firm were discussing the student loan moratorium and most of us were convinced we could have paid the majority of our loans off with the bonuses associates got these last two years. Can anyone suggest if I can make a rental contract with my parents on a 1rupee stamp duty letter for below 1 lakh? I have 8.9 years of tech writing experience. How much CTC should I be expecting when I join a new company. My current CTC is 20L pa (18.75 (fixed) + 1.75 (variable)).

Have been approached for a "Transformation Officer" role at a PE held port co with high probability of getting it. Torn staying in consulting ( 1.5 year post MBA till now) or new role? Suggestions?

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

How easy is it to get a mortgage for the second home?
