Thank you all for your patience. I do appreciate it. It turns out having a side project while running multiple proposals is a trifle challenging. That said. Definitely not an unreasonable price to rent this size unit for in the south end!
I lived in Boston so I think $3000-3500 would be better. I’d there is only a $400 difference between getting a pool and a gym…I would go for the $4,200 apartment.
Accenture - has it occurred to you that your likes and dislikes may not represent the market?
I live in a 600sq ft condo in the south end 1 bed 1 bath brand new construction with concierge, small gym and shared roof deck pay $3k.

We pay $3850 for a large 1 bedroom. No amenities. Comes w a parking spot. Back bay. I think you could get at least that because of the extra den space & rooftop access.
Does it come with an off street parking spot? I’d find that more worth some $ than a gym.
It did at one point but not currently. There is an option to rent a spot nearby for $325/month (we got preferential rates because of our garage fiasco-most garages nearby are closer to $500).
What's the sq footage
750ish sq ft. So it’s a larger 1 bed. It also has 2 walk-in closets and a separate laundry area (not in the bathroom)
comps in the south end are going for ~$70 per sqft in a full service building. with that in mind a 1+ den around 750 sqft can go for $4375 (12 month lease). I think for a for a newer condo with rooftop you can get ~$60 per sqft. so yes, I think $3750-3800 is reasonable! let me know if you need help listing :)
