How did yall decide how many sqft to get?

For both single + planning on family down the line, & couples w/ up to 2 kids.

Sqft was not a main factor, we focused more on having at least 4BR and 2.5BA, and a good layout. Ended up with a house that is around 3000 sqft, with 4 BR, 3.5BA, and an office, no wasted space, and it’s worked for a family of 4.

I have previously had a 2000, 1800, 1900, 4300, 2400 sqft houses. I thought I’d be in the 4300 one longer and it was also in a very very low cost area. Wife has been with me since last three.

Based on all that, I really wanted a big house because I like a lot of open space and don’t like to feel cramped. Wife doesn’t care as much, but she wanted plenty of room for kids and for them to have spaces for friends and activities as they grow older.

I planned for 5000+, at least 4-5 bedrooms (master, one for each kid, and a guest room). We both work hybrid so needed office and preferably a fifth bedroom as second office / flex room.

We ended up with a 5800 sqft home we got last year. Very happy with it and plan on staying there until kids grow and leave the house. We have a 3 yo and a now 2 month old. We’re not having any more kids.

Eh, not really. We’re very clean in general. Cleaning hasn’t been noticeably different. The areas we frequent get cleaned often of course, there are a few areas that only need cleaning if we’ve got a guest staying or are hosting.

Maintenance has definitely increased in terms of stuff to look at and do. It’s not a new build, but is in good condition. I’ve been slowly but surely repainting rooms since we’ve moved in. I’ll tell you that crown molding and high ceiling rooms significantly add to the time required to paint a room. :/

Haven’t bought yet, but basing it off of what I grew up with. I had 2 siblings and thought our house was too small. So with 3 kids, I’d be looking for 4500+.

3500 I would think is more than enough. That’s a big house.

We anchored more on # of bedrooms than sq ft, would prefer a bigger yard than more ‘house’. As a couple having a 2 bedroom apartment seemed perfect. A 4 bedroom house works pretty well for 4-person family (main bedroom, 2 rooms for kids, 1 guest room/office) and in our area that is typically ~2000 sq ft but could be much larger. With 3 kids we upgraded to more space (~3800 sq ft with 5 bedrooms+loft) but also made a lot more money.

Is the premise that you have infinite money and moderate expectations? Varies a lot, depending on finances and location, obviously. But I'd strongly recommend having a yard, especially if having kids.

That's quite helpful-- I'd say to get either 4 bed + Office or 5 bed (enough space for two children + guest + office), and at least enough yard for a BBQ or for small kids to run around. Could do fewer beds, but if you're picking a forever home, I'd go with above.

We have 4000sf with 5 bedrooms and we converted a portion of the garage into a study/playroom for the kids. (2 kids).

Just moved last month, I couldn’t even tell you the square footage of my old home or my new home.

We focused on bedrooms and layout. We had 3 bedrooms but only 2 on second floor. With 2 kids under 6, we wanted at least 3 bedrooms on the same floor so the kids could have their own rooms but everyone on same floor. We wanted another bedroom (on any floor) for when grandparents came to visit.

After bedrooms, we wanted a basement to hide the 1 millions toys I just had to pack and move when we host friends and family.

After that was space for an office, yard / lot, school districts / immediate area, and about 50 other things before square footage.

Single here and planning to stay that way. Since I’m in a HCOL area where houses started around $450k at that time (out of my price range), I looked for a condo.

As I am a remote worker, I wanted two bedrooms so that I could have a separate work space. I also wanted a large enough bathroom to house my cat’s litter box without it being too cramped and also wanted a washer and dryer in-unit.

I found a 2BR/1BA 844 sq ft unit that fit my needs. Been here 3.5 years and love it.

TCS Hr revised my ctc to 27.5lpa from 24lpa for C3A band & shared ctc break up. I negotiated asking him to revise the fixed comp to 26lpa & JB. He said that he would try for fixed comp of 26lpa but no JB. Later he came back saying he can't get an approval for 28lpa & asking me if I'm okay with 24lpa & he would try to get 24lpa also if possible. I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated. I may or may not try to lock in a good rate early, but I'm planning on renting it out and this throws a bit if a wrench in my margins. Who is still in denial about a housing correction? The Fed just made another .75% increase. Powell said they won’t stop until inflation is 2%. He also said a recession would be better than the consequences of unchecked inflation. He announced he will bring rates to a “restrictive level” until “the job is done”. He said that labor demand needs to soften (ie: layoffs). He very explicitly said he wants to slash demand and that housing needs a “correction”.

I have over 12 years in B2B sales/sales management experience along with a graduate degree. I am wanting to shift gears and I am at a point where I can invest time in myself to learn through practical experience. The new industry I am wanting to pursue is real estate investment. I have read all the books but want some hands on experience on the property management side. How could I best leverage my skills for a role in this, and what should my expectations be for negotiation in compensation?

Our appraisal came through exactly as the offer price we put. Apparently by lenders 3rd party. Isnt that a bit fishy? If it came in lower our contract has the option to negotiate a bit with seller. Is lender just trying to push this along faster? I'm pretty sure in this crazy market the home is not valued at what we offered. Why would seller put a much lower asking price then? Make no sense. Please advise!

Thoughts on buying pre-construction homes in markets that are popping and flipping selling them when construction is complete?

My uncle does this (he’s a realtor) and usually gets 2-3x return. Obviously there is huge risk because property prices can change a lot in 1-2 years, but at the same time the upside is hard to ignore.

Anyway I protect myself against the downside risk? (other than loosing my down payment)

Got an agent and she was useless for finding good tenants. Got frustrated and finally started finding leads myself and closing on one soon. I have signed a contract with the agent for paying one months rent as fee. How can i fight this or as he has been literally of zero value add? I will ofcourse ask nicely but wanted to see if i have any other options!

Went into a multi family property 50/50 with a relative against my gut. Things are going horrible. Need to get out. Best options? Buy him out? He invested maybe 4-5K in time (demolition work) and 2K in cash. I’ve managed the whole thing for 9 months. 10% of gross rents (as a management fee) would be about the same (6-7K)). Bought at low in market just after COVID hit. I want to keep the building. Seems fair to give him his initial investment back + some additional money for market gains. Help!
