How is the Bay Area market for investment? Multi family homes is the way to go? What is an appropriate cap rate?

The higher the quality of neighborhood, the lower the cap rate. I’d expect cap rates in the east bay to be 2x or 3x higher than South Bay.

If cap rates are lower than interest rates it will be hard-pressed for you to turn a profit

Cap rates lower than interest rates isn’t uncommon in affluent, stable markets. It often means that the investor is using very conservative leverage and also betting on outsized rent growth over time.

What are you looking for? Cash flow, appreciation? For me, Bay Area is not worth it. Better to invest in other markets outside CA.

My husband just received a job offer on an opportunity he is really excited about. It would be great for his career and they are giving the 15% jump in base he asked for, however they won’t share what the target bonus amount would be. It’s an executive director position, so I would assume it’s a decent target bonus, but without that in writing it could honestly be a gift basket at the end of the year. Is it a red flag for them to not share this? His total comp could be less at this new job…

I got an offer from accenture 8lpa fixed 1.68 variable n the position is level 11.
Now i have better offers from pwc n kpmg
10lpa fixed.
Will accenture increase their offer. They wer not even ready to go till 8.5 last time. But now i have other offers in hand. Is it possible to go back and ask for improved offer n position even though i have accepted the old 8lpa offer from accenture 1 month back.

1. Buy a condo complex.
2. Put the land under said condos into a land conservatorship (for taxes)
3. Rent condos at discounted rates (for taxes)
4. A small fee of the rent goes to a trust as a land conservation fee in perpetuity (for tax reasons)
5. Have another business generating revenue to offset this.

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

Bought a 300k end unit townhouse in Atlanta, 14 months ago with 10% down (3.65% interest rate). Prices in subdivision have been increasing over that period. This month 2 non-end units listed for 330k and sold right away. The opposite end unit on my 5 unit building was listed for 340k and is currently pending. What is the best way to stop paying PMI since since I should be at 20% equity?
