How much could a brand new home depreciate in value if we don’t get that soft landing? In Phoenix if that matters.

Theoretically…100%. But who cares? You have a house to live in. Doesn’t matter if it has no resale value, you have a home (as long as you lock in a mortgage with a monthly payment that you can afford). Don’t worry too much about your home’s value after you buy. It’ll fluctuate, but your mortgage payment will stay constant and you’ll grow your house into a beautiful home :)

I’m seriously contemplating taking a software development boot camp. Seeking some advice for home buying. Went under contract on a new construction back in March, was originally supposed to be ready in August but has been delayed until November. I’ve began getting quotes for mortgage rates through lenders and the best I’ve seen so far is 5.75% (excellent credit, dp at 10%) at a 60 day lock. Debating if I should test my luck with the market to see if rates will drop or if I should go ahead and lock my rate in before Rates increase even more

I’m really discouraged. My after tax / after 401k contributions etc. take home pay is $6,500 monthly. I have $60,000 in savings / stocks for a down payment but even looking at a $550,000 home, my monthly payment would be about $3,400 from the calculators I’ve been using. Is that too high?

So discouraged that houses where I live are about 50% higher than what they were 2 years ago, and now interest rates are around 5.25% for my credit score. This is like a 1750 sq foot home

With interest rates between 6.5% and 7.5%, it is safe to say that buyers are slowing down in their search.

I am a real estate agent who is in the process of closing on her first home. We offered $15k under list and asked for closing costs to be paid for. Granted, this is in a very small rural town; however, just know... If you have been looking for a home for the last 2 years and have not had great luck, now is the time to take advantage of the changing market. You can refi when rates drop.
