I have no credit history and am just out of undergrad making ~$100k. Any chance of me being approved for Citi Double Cash or Chase Freedom Unlimited? Do I need to get a “starter” card to build some credit first?

Currently have CSR and thinking about downgrading to one of the Freedom cards. I currently have 150k in points. How would that effect it if I were to downgrade to a Freedom card?

Having trouble selling my (retired) dad's house. It needs a lot of work, but has great character. What if I buy it myself for a low, low price? Then I would be able to get a FHA 203k loan to do the updates. Rent it out or put it back on the market in the spring.

My partner and I bought our home back in 2020. We got a good deal, low rate. But we want to move into a more spacious SFH. However, as we all know this market is crazy. Everything we want costs $620k+ and bc of rates it makes our mortgage estimates $3500+. We are currently paying $2k. Fast forward to the final quarter of the year and we were presented with the idea of a residential assisted living facility. The problem there is we’d still need to acquire property in order to run one. The only difference is the RAL would be a business and is already registered as such. Does anyone have any experience here?

When do you know you've toured enough houses and should pick one from the list you've got? I've seen probably 15-20 homes, and put in one offer. How many homes should you tour minimum, and how many offers did you put in before you closed? I don't want to be too hasty and choose something just because, but I also think continuing to see homes isn't really making my decision any easier. Thanks!

I am a real estate agent who is in the process of closing on her first home. We offered $15k under list and asked for closing costs to be paid for. Granted, this is in a very small rural town; however, just know... If you have been looking for a home for the last 2 years and have not had great luck, now is the time to take advantage of the changing market. You can refi when rates drop.

Plan is to purchase some time after 2 years or so. Primarily to save up for a larger down payment.

Here’s my plan of attack:
- $30K saved right now ($20K in IBonds and $10K cash)
- $90K saved by July 2023
-$130K saved by 2023 and target a $800K home

I’m really discouraged. My after tax / after 401k contributions etc. take home pay is $6,500 monthly. I have $60,000 in savings / stocks for a down payment but even looking at a $550,000 home, my monthly payment would be about $3,400 from the calculators I’ve been using. Is that too high?

So discouraged that houses where I live are about 50% higher than what they were 2 years ago, and now interest rates are around 5.25% for my credit score. This is like a 1750 sq foot home
