I went from making $70k the last 7 years to now started a new job a month ago making $130k plus $10k bonus every year, and $60k in RSUs. I have $70k in my 401k and around $50k in savings. Want to get out of the Silicon Valley which has been home my whole life and buy in TX or AZ a ~$400k house. I have about $20k in student loans which my dad has offered to pay (wants to make up for never supporting me) but I’m waiting to see what Biden decides for student loans. Is this feasible? Credit is ~615

That credit score might be a problem...TX and AZ are going to be lower cost of living, but if you're planning on getting a mortgage and you want to put 20% down, I might wait until you bump up your credit.

Thanks! After analyzing my credit report, I realized the student loans are the only negative thing really (in default) — once the $10k is forgiven, I will only owe $8k which my dad will then promptly pay. I understand my score will drop temporarily due to one of my oldest accounts will be closed but should bounce back after a few months. Can’t wait to get the score up so I can get pre approved!

Really need some input. We have our new construction done by April 2023. Builder is giving us 28,000 credits which can be used towards closing cost and buy lock rate for 6 months from now and giving us the interest rate for 6.75% for 30 years from US bank. But I also spoke to credit union they give us 5 ARM for 5.5% but can lock rate in feb 2023. So should go with the US bank with 6.75% plus incentives or wait till feb 2023 and thn lock rates(us bank doesn’t give us ARM rates).
