I agree. What are your short term and long term plans?

like

Short term? Continue to rent and grow a very nice savings while I wait.

We are hoping to buy in Jan, but with this market I feel like we can’t catch up. Been renting for 10 years though and it’s time to move on- I guess we’ll just have to be stretched thin for a bit

Hello everyone, I'm trying to get into real estate investing. Some of the books I've read have talked about buying a multi unit property and utilizing investors to get the necessary capital. Does anyone have experience in getting investors? How do you identify investors who may be interested? Are there any sites where you can invest in or post investment opportunities?
Thank you in advance.

I consolidated grad loans in ‘15, kept federal separate from private (w SoFi @6.75%). Can I refinance w SoFi or w Earnest? Should I combine the federal and lose the protections for better %?

Significant other and I crossed the combined $1M net worth mark this quarter! Mostly in RE and 401k so we will not be FIRE-ing but still excited to be in the 7fig club.

Sorry, need someplace to celebrate and you guys are awesome.

Tampa lawyers who work downtown: where do you live? Looking to purchase a house soon and am trying to decide between a low commute time (crappier house and a tight move financially) and a longer commute time (nicer house and more comfortable financially). The longer commute time also comes with better public schools, and I want to have kids.

And right now, there is so much going on that I am terribly upset about and cannot talk about it at work unless I seek out the few who are conservative and have my values. Just wondering if I leave for holidays, will I not be allowed back. Any sort of clarification you might have is helpful. FYI - I was in US before that June ruling came out. Thx

Anyone with experience in the short term rental space willing to connect?

Thanks!

With interest rates between 6.5% and 7.5%, it is safe to say that buyers are slowing down in their search.

I am a real estate agent who is in the process of closing on her first home. We offered $15k under list and asked for closing costs to be paid for. Granted, this is in a very small rural town; however, just know... If you have been looking for a home for the last 2 years and have not had great luck, now is the time to take advantage of the changing market. You can refi when rates drop.

Hi all! I’m new! I started the year off planning to save for a home for myself, then rates skyrocketed. So we’re holding off. Fast forward to the final quarter of the year and we were presented with the idea of a residential assisted living facility. The problem there is we’d still need to acquire property in order to run one. The only difference is the RAL would be a business and is already registered as such. Does anyone have any experience here?

What’s a fair calculator to know your affordable mortgage?

One online have a wide range in what’s considered “affordable”
Pre bonus and equity I earn 110k/yr in Wash DC.
I’ve seen 33% net income, but honestly $1650/mo CANT even get a 500sqft condo on rent.
30% gross is $2750/mo 😱
Others say I can afford 600k houses but that seems irresponsible and ridiculous.
My current rent is $1750 for a small 1bd1ba (cheap) but I’m sacrificing my safety in my neighborhood. No frills apt.

If so what kind of mortgage rates are you expecting?

I’m really discouraged. My after tax / after 401k contributions etc. take home pay is $6,500 monthly. I have $60,000 in savings / stocks for a down payment but even looking at a $550,000 home, my monthly payment would be about $3,400 from the calculators I’ve been using. Is that too high?

So discouraged that houses where I live are about 50% higher than what they were 2 years ago, and now interest rates are around 5.25% for my credit score. This is like a 1750 sq foot home
