Any recommendation for best brokers / banks for jumbo mortgage rates? NY metro area. Was quoted ~5.6% last week from Guaranteed Rate, but not sure if they’re brokering or lending themselves. If the former, I’d think I could find better rate going direct to lender.

I've heard good things about Caliber. Don't know a ton but a friend did use them and had no issues.

On the jumbo side, pretty much any competitive lender is going to essentially broker the loan since Fannie Mae and Freddie Mac don’t do those loan sizes. Some are delegated which is the better question to ask which means their in house underwriters can do the loan rather than shipping it off to whoever the investor is that they are brokering to.

My boyfriend and I make 200K combined and live in NJ. We have $1000 in monthly car payments combined. That’s all we owe. Our credit scores are in the 800s. We have 50K to put down on a home. We have done the math and I know we can afford much more but he doesn’t want to buy more than a 400K home. I’m almost positive we can afford 500K and be more than ok. But then he starts to talk about how much kids cost and how we will be house poor and we won’t be able to afford kids. 🤔 Am I insane??

Hi all! I’m new! I started the year off planning to save for a home for myself, then rates skyrocketed. So we’re holding off. Fast forward to the final quarter of the year and we were presented with the idea of a residential assisted living facility. The problem there is we’d still need to acquire property in order to run one. The only difference is the RAL would be a business and is already registered as such. Anyone here willing to connect/talk about buying a house in Toronto. Would really appreciate it. I am just overwhelmed thinking about it and not taking any action.

With interest rates between 6.5% and 7.5%, it is safe to say that buyers are slowing down in their search.

I am a real estate agent who is in the process of closing on her first home. We offered $15k under list and asked for closing costs to be paid for. Granted, this is in a very small rural town; however, just know... If you have been looking for a home for the last 2 years and have not had great luck, now is the time to take advantage of the changing market. You can refi when rates drop.

When do you know you've toured enough houses and should pick one from the list you've got? I've seen probably 15-20 homes, and put in one offer. How many homes should you tour minimum, and how many offers did you put in before you closed? I don't want to be too hasty and choose something just because, but I also think continuing to see homes isn't really making my decision any easier. Thanks!
