Hi all! First post here: my husband and I are thinking of getting solar panels and battery storage but have some sticker shock (would require a sizable loan). Anyone in a similar boat and how has the experience been?

I have a friend who spent 46k on solar panels for their roof. He said on average it covers about 5% of his $300 bill every month and is one of his largest regrets. Location is sunbelt, southeast TN.

You would get 25-30% back as a tax rebate. You can apply that amount on your loan as a one time payment. Personally in NJ, my solar panels cover my electric bill 10 out of 12 months of the year and the 2 months in the summer I pay 150-200$. If you average it out I pay $40 per month on electric.

I also generate about 10 SRECs per year which for NJ sell about $220 each.

I love my panels however my regret is that it's costly to remove if you need to do roof replacement. If you do decide to install panels make sure your contract states how much the solar company would charge to remove and reinstall them and also make sure you install them on a new roof

It’s a lien on the property which no one seems to tell the homeowner.
It’s an interest bearing debt.
It doesn’t really add value to the property.
Requires maintenance.
Quite expensive.
Depreciates in value.

But yeah it can help to reduce the electric bill lol.

Found a random engagement ring.

Hi all, so I found a platinum ring (which I assumed it's an engagement ring as it has dates and initials engraved on top.) And a Divvy tag (I have no idea what it was until I googled it. Apparently it's a bike sharing service in Chicago) in a briefcase I ordered online. I was thinking of returning the item back to the store but that wouldn't help the person who lost the ring. Attached is a picture of them.

What should I do now?

My joining date is coming closer, however education background checks are still processing ( international degrees) . My onboarding coordinator told me that I can still join even if education check is still in progress, provided there wont be any flags. I don’t see any issue with my degrees and have done same with my past companies.

How many homes should you tour minimum, and how many offers did you put in before you closed? Hi all! I’m new! I started the year off planning to save for a home for myself, then rates skyrocketed. So we’re holding off. Fast forward to the final quarter of the year and we were presented with the idea of a residential assisted living facility. The problem there is we’d still need to acquire property in order to run one. The only difference is the RAL would be a business and is already registered as such. I’m really discouraged. My after tax / after 401k contributions etc. take home pay is $6,500 monthly. I have $60,000 in savings / stocks for a down payment but even looking at a $550,000 home, my monthly payment would be about $3,400 from the calculators I’ve been using. Is that too high?

So discouraged that houses where I live are about 50% higher than what they were 2 years ago, and now interest rates are around 5.25% for my credit score. This is like a 1750 sq foot home

I went from making $70k the last 7 years to now started a new job a month ago making $130k plus $10k bonus every year, and $60k in RSUs. I have $70k in my 401k and around $50k in savings. With interest rates between 6.5% and 7.5%, it is safe to say that buyers are slowing down in their search.

I am a real estate agent who is in the process of closing on her first home. We offered $15k under list and asked for closing costs to be paid for. Granted, this is in a very small rural town; however, just know... If you have been looking for a home for the last 2 years and have not had great luck, now is the time to take advantage of the changing market. You can refi when rates drop.

Would like some thoughts on a 2-br NYC condo my husband and I are considering. $250K HHI (no kids). No loans or debts, both have newish cars fully paid off.

Offer would be for $725K, with 10 percent down. 30yr mortgage @5%. We would need to include closing costs in the mortgage, to keep about $10k liquid. Monthly costs will be about $5k.

This unit is special, very rare (we’ve rented in the area for 10 yrs and know the local market well). Should we go for it?
