How often do you give your tenants gifts/gift cards if they've been good tenants? Or do you not at all?

All these weddings are blowing my mind and budget. I've had 5 weddings so far this year with several more to go by EoY. On top of that I've been asked to be in a lot of them which adds additional time commitment and cost. The cost of a bachelor party + shitty men's warehouse suit rental + travel and airbnb for the weekend + couple hundred bucks for wedding gift means I'm blowing tons of money for these weddings but I feel bad to say no.

However he also revealed he started seeing someone casually 4 weeks ago and technically is cheating on her by meeting me for coffee and to discuss this. Thoughts on buying pre-construction homes in markets that are popping and flipping selling them when construction is complete?

My uncle does this (he’s a realtor) and usually gets 2-3x return. Obviously there is huge risk because property prices can change a lot in 1-2 years, but at the same time the upside is hard to ignore.

Anyway I protect myself against the downside risk? (other than loosing my down payment)

For any of you real estate investors, what tools or sources did you learn from when getting started. Can’t find a mentor currently so want to find some highly recommended books or videos. Planning on buying a house with MIL. She would lend us half the price of home interest free in return for being able to live in it rent free. We’d have 100% ownership. Repayment only required if we sell the home.

She would maintain the place 100%. We would cover races and insurance.

Due to a family situation we are looking to move to a different state. Normally we would sell our current home and buy a new home in our new location. Anyone in CA dealing with increased insurance costs on rental properties. AllState just increased my rates by 46% from last year. I had no claims what so ever. I am reading online that several other companies have raised their costs as well and wondering what others are seeing and if there is a preferred insurance provider for you.
