Pros:
- location: close to Balboa Park; Museums; Coronado-Ocean Beach-Pacific Beach-North Park by car or public transportation (note that bus can take ~1h bc the SD and U.S. need to improve its system)
- walkability: bars, supermarket, pharmacy, etc. and depending on where you are, you can walk easily to Balboa or the Bay (~20min)
- affordability: most buildings are affordable, but pay attention to reviews and visit in person if possible
Cons:
- is a typical downtown area, so I strongly suggest you walk with pepper spray, especially at night
- can be noisy if you live near clubs
- is not a CA “beach vibe” as PB/OB/La Jolla

It’s alright, I lived there for the first 6-7 months I moved to SD. Very walkable. It’s dense with homeless people, but they’re mostly docile and just trying to stay warm/cool. Only once when I was in walking at night with a buddy did someone have a flash light and they were trying to mess with us but we just kept walking and they left us alone.
