I think you can just send out cold emails at first, and try to build in-person connections (coffee dates are a great approach) with anyone who will respond. Do you already know people who are in real estate in your area? I'd try to network more with them, real estate really is a "who you know" business, and you need a lot of connections to do well. I'd also look into any professional networks near you that you can join and meet people too.

I get it, we got into real estate 21 years ago during a bad market. Listen, real estate is a great career because people are always buying and selling. Think about it: first time home buyers, move up home buyers, downsizing home buyers, job transfer home buyers, investors, and on and on... you just have to get your share of the market! Talk to other agents to find out what they like about their company. Get a lead source based on what you can afford until you can build a base of customers for referrals.

Welcome to the world of Real Estate. First bit of advice is to change your thinking. Someone is always buying or selling a home, no matter what the economy is doing. Second, almost all brokerages will accept your application. It is up you to pick the perfect one for you. Look for one with the most training available, that has a mentor program. and does not charge desk fees. Also look for the company that provides all of the tools and training from top agents. Congratulations on receiving your RE license. My recommendation would be to research brokerages in your area, find a few whose values align with yours..then pick up the phone, call, introduce yoyrself- share your goals and request the appointment. If your goal is to build your brand, find a team or mentor who’s already achieved what you’re aiming for and follow their blueprint. While I personally work at a cloud-based brokerage, I wouldn’t recommend it unless you have a strong work ethic and a clear vision of what you want to accomplish.
Also, and I say this with respect, if you’re new to real estate, consider joining a team that provides leads. The split on company leads might not be ideal, but those closings can help you gain experience, build confidence, and reinvest into developing your own brand while you start generating your own deals

Congratulations on getting your license! When looking for the right brokerage I would approach the process with the mentality of you interviewing them. Lots of brokerages are willing to take on new agents, but it's important to understand what they have to offer you. Do they provide training, learning opportunities, leads, and support with your transactions? Do their core values align with yours? Good luck with your search!
All brokerages want you, remember that! It's YOU who are interviewing THEM! Make sure they are they right fit for what you're looking for, and in my opinion, that's training. Take it upon yourself to do in-person networking. Join groups, talk to friends and family about what you're doing, ask for referrals, etc. Don't forget social media!
